Get Up To 100% Financing & *$50K ExtraTo Build, Add On, Or Remodel With Huezo's Construction
Custom homes, additions, ADUs, and remodels across Buckingham, Lynchburg, Charlottesville, and Central Virginia, financed by one direct lender with VA, FHA, Conventional, Jumbo, ITIN, and 2nd lien construction programs under one roof.
How Do You Finance A Custom Home, Addition, Or Remodel With Huezo's Construction?

Huezo's Construction, LLC is a registered builder with our bank, so homeowners in Buckingham, Lynchburg, Charlottesville, and the rest of Central Virginia can finance a new custom home, a room addition, an ADU or cabin, or a major remodel with Huezo's through BuildBuyRefi.com. That includes up to 100% financing for eligible veterans or for borrowers whose land equity covers the down payment, plus a 2nd lien construction loan that leaves a low first mortgage rate alone.
The slow part of a construction loan is often the builder, not the borrower. A builder asked to sign on with an unfamiliar bank has to hand over company financials, sit through approval calls, and learn a new draw process, and many put it off. Huezo's has already been through that with us, so the only approval left is yours, which improves and speeds up the closing process.
Huezo's Construction is owned by Isai Huezo, who runs the company as owner, builder, and general contractor. The firm has been building and remodeling homes for more than 30 years, and its work covers the full range a rural Virginia homeowner tends to need: ground-up custom homes, room additions, kitchen and bath remodels, cabins and ADUs, stonework and concrete, decks, patios, and garages.
That range lines up with our lending. A new home on your own land points to a construction loan. An addition or remodel on a home you already own points to a renovation loan or a 2nd lien. Both are underwritten, funded, and draw-managed in-house at our bank, so the project stays with one lender from the first question to the final draw.
Huezo's Construction clients work directly with Bobby Atkisson, Top Rated® Sr. Vice President & LPO Manager, NMLS ID# 28045, BuildBuyRefi.com, powered by The Federal Savings Bank, from the first eligibility question through the final draw.Construction, VA, And Renovation Financing | 24+ Years In Mortgage Lending

Owner-Run Custom Home Builder And Remodeler In Buckingham, Virginia
Huezo's Construction is the kind of builder a lot of rural Virginia homeowners go looking for: one company, run by its owner, that can take a project from design through the final walkthrough. Isai Huezo is the owner, the builder, and the general contractor, and reviewers repeatedly mention dealing with him directly, from the first estimate visit to the finishing details.
The company says it has been building and remodeling homes for over 30 years. It describes itself as fully licensed and insured, working to local Virginia building codes and safety rules.
Huezo's does not hand homeowners a stock plan. The team works with clients to draft a custom design for a new home or an addition, then helps them choose the materials, fixtures, and layouts. The company says its long-standing supplier relationships help it find cost-effective options during that selection stage without cutting corners on quality or safety.
That planning matters for a construction loan. Underwriting and the independent appraiser both work from the plans, the specifications, and the contract. A design and selection list settled before closing becomes a budget the loan can actually cover.

How A Huezo's Construction Project And Your Construction Loan Move Together
Six steps, in order. Huezo's handles the design and the build. We handle the money. Lining the two up early keeps the estimate, the loan amount, and the draw schedule describing the same project.
- Financing
Find Your Budget With Bobby Atkisson
Start with a no-obligation eligibility check. Bobby reviews which structure fits, One-Time Close, our Hybrid Construction Loan, Two-Time Close, a renovation loan, or a 2nd lien, and how much land equity applies.
- Huezo's Construction
Site Visit And Estimate
Call Huezo's or use the contact form on its website to request an estimate. Reviewers describe Isai coming out quickly to see the project in person.
- Huezo's Construction
Custom Design And Selections
The team drafts the design with you and walks through materials, fixtures, and layouts. Settle the selections here, because finishes written into the contract can be part of the construction loan.
- Underwriting
Plans, Contract, And Appraisal
The signed contract, plans, and specifications go to underwriting. An independent licensed appraiser values the finished home from those documents and the land.
- Close And Build
Loan Closes, Construction Starts
Land equity is applied at closing. During the build, each draw releases after a third-party inspection confirms the work, and our bank funds every draw in-house.
- Completion
Final Walkthrough And Permanent Loan
When the home or addition is finished, the loan moves to its permanent phase, automatically on a One-Time Close or through the second closing on a Two-Time Close or Hybrid.
Custom Home Builder, Remodeler, And General Contractor In Central Virginia
Huezo's Construction takes on six kinds of residential work. Each one points to a different kind of loan, so naming the project narrows the financing quickly.
Custom Home Building

Wood and composite decks, covered patios, screened porches, and detached garages.
How It Can Be FinancedIn a build or remodel contract, a 2nd lien, or the *$50,000 extraBarns are the one item to talk through first. Huezo's builds barns, but a stand-alone barn is not a home, so it is reviewed case by case. A barndominium built as a primary residence or second home is a different story and can be financed under our construction programs.
A Home Addition With A Glassed-In Porch, From Basement Foundation To Finish
The finished addition comes first: a glassed-in porch and an aerial view of how the new space joins the house. Then the build itself, from the basement foundation through framing to the fireplace.
An addition like this changes how a home lives without the cost and hassle of moving.
What We Can And Cannot Finance With Huezo's Construction
Huezo's builds more than our bank finances. Here is exactly where the line sits, so there are no surprises after you have a design and an estimate in hand.
What We Can Finance
- New custom homes as a primary residence, second home, or investment property, on land you own or buy at closing
- Room additions, porch enclosures, and whole-home remodels through renovation loans or a 2nd lien
- Cabins, ADUs, and small homes of at least 400 square feet that are permanently affixed to the land
- Barndominiums built as a home, and owner-occupied duplexes
- Stonework, concrete, decks, covered patios, and garages written into the build or remodel contract
- Teardown and rebuild projects under our construction programs
- Jumbo construction up to $4.5 million, case by case
What We Cannot Finance
- Tiny homes under 400 square feet, or any small structure not permanently affixed to the land
- Stand-alone barns as their own loan, which are reviewed case by case at most
- Self-build or owner-as-contractor projects of any kind
- Land titled to someone else that is not being transferred to the borrower
- Work left out of the build contract, which cannot be added to the construction loan after closing
Where the extra funds fit. A deck, patio, garage, or outdoor project that sits outside the main contract can often be covered by the *$50,000 extra consumer loan below, when it is paired with a BuildBuyRefi mortgage on the property.
The appraisal is completed by an independent appraiser from the land, plans, and specifications, and we have no influence over the value. Anything you want financed belongs in the contract before closing.
*$50,000
Extra Funds For The Projects That Never Fit The Build Contract
Qualified borrowers can access up to $50,000 in separate, unsecured funds before, at, or after closing, underwritten in-house alongside the mortgage. It does not rely on equity and it does not affect loan-to-value. We are not aware of another lender in this space offering it.
How Huezo's Construction Clients Could Use It
A deck or patio added later
The covered deck or stamped concrete patio that got cut from the first budget, built by Huezo's once you are moved in.
A detached garage or workshop
Room for vehicles, tools, or equipment on rural land, a common next project after the house is done.
Appliances and furnishings
A construction loan builds the house. It does not fill it. New appliances, furniture, and window treatments add up fast.
Upgrades chosen during selections
The countertops, tile, or fixtures picked during Huezo's selection stage that ran past the original allowance.
Driveway, grading, and landscaping
Gravel, grading, sod, fencing, and plantings on a wooded or rural lot, which rarely make the construction budget.
Consolidating debt to qualify
Paying down revolving balances can improve the debt-to-income ratio, which in some scenarios helps a borrower qualify for the loan size the project needs.
*Up to $50,000 is available to qualified borrowers and can be applied across our loan programs. This is a separate unsecured consumer loan underwritten in-house at the same time as the mortgage. Proceeds cannot be used for a down payment. Approval, amount, rates, and terms depend on credit qualification and are not guaranteed. Contact your banker for applicable rates, terms, and conditions.
Construction Loans For Huezo's Construction: VA, FHA, Conventional, Jumbo, And ITIN
BuildBuyRefi.com is powered by The Federal Savings Bank, an FDIC-insured, veteran-owned direct lender licensed in all 50 states, NMLS #411500. Every program below is available with Huezo's, for a primary residence, a second home, or an investment property, through any of three loan structures.
Three Ways To Structure The Loan
Qualify Once, Close Once
The permanent terms are set at the first closing, and the loan converts when the home is finished with no re-qualification and no second appraisal. One set of closing costs for the whole project.
Single-Close Feel, Flexible Rate
Built in-house. Both sets of documents are prepared upfront, so it runs like a single close with one set of fees while the permanent rate stays open until completion. FHA and VA streamline eligible in qualifying scenarios. A broker or correspondent cannot offer it.
Set The Rate At The End
Construction and permanent financing close separately, so the permanent rate is set on the market when the home is done. We cover the origination fee on the second closing, and FHA and VA can streamline the permanent loan.

Zero Down, Veteran Or Not
Eligible veterans with full entitlement can build with up to 100% financing and no mortgage insurance. For everyone else, land equity is the path to zero down. Rural acreage you already own, or land you buy at closing, can be applied toward the down payment, and in qualifying scenarios it can cover it entirely.
Why A Direct Lender Matters
A broker passes your file to another lender. A correspondent closes the loan, then sells it, and an outside investor's rules take over. We originate, underwrite, fund, and manage every draw in-house, so a question during framing gets answered by people who work here.
No administrative fees on our construction programs. Embedded fee layers of $40,000 to $100,000 or more show up on many broker and correspondent construction loans. Ask for every fee line by line on any quote you compare.
All programs are subject to credit qualification, property eligibility, reserve requirements, and applicable program guidelines. Rates, terms, and availability vary by borrower, property, occupancy, and loan amount, and are not guaranteed. Appraisals are performed by independent licensed appraisers and construction inspections by third-party inspectors. Contact your banker for applicable rates, terms, and conditions.
Cabin And ADU Financing For A Huezo's Built Guest House Or Second Home
A smaller home built to the same standard as a full-size one: a cabin-style exterior, a full kitchen, a finished bathroom, and a sleeping loft. One client review describes Huezo's building a small home in Virginia from the ground up, quickly and without drama.
Use it as a guest house, a place for a parent, a rental, or a weekend home. To finance it, the home needs at least 400 square feet and a permanent foundation.
ADU On Land You Already Own
Our 2nd Mortgage Construction loan builds the unit in inspected draws, then converts to a fixed-rate, closed-end second lien. Your first mortgage keeps its rate and balance.
A Cabin As A Second Home
Building a weekend place on separate land? Second home construction is available through our One-Time Close, Hybrid, and Two-Time Close structures.
A Rental Or Investment Unit
Investment construction covers 1 to 4 units. How you plan to use the home shapes the review, so tell Bobby up front.
Remodel And Room Addition Financing That Keeps Your First Mortgage Rate
Many of the homes Huezo's works on are older Virginia houses: 1970s ranches with closed-off floor plans, dated kitchens, and porches that need rebuilding. Reviewers describe walls coming out, beams going in, kitchens redone, and porches and decks added. We offer two ways to pay for that kind of work.
2nd Mortgage Construction-To-Permanent
A large share of homeowners locked first mortgage rates between 2.5 and 4.0 percent in 2020 and 2021. A cash-out refinance trades that rate on the entire balance, and over time that can cost more than the remodel itself.
Our 2nd lien construction loan funds the project in inspected draws and converts to a fixed-rate, closed-end second lien when the work is done. Only the new money carries a new rate. No other lender we know of offers this structure.
Renovation Loans For A Purchase Or Refinance
Buying an older home to fix up, or refinancing anyway? Renovation loans roll the work into the first mortgage. Bobby Atkisson is an FHA 203K, FNMA HomeStyle, and VA Renovation Specialist and can compare them side by side.
Larger projects can use our Jumbo Renovation program, up to $2.5 million in first lien position, higher with Loan Committee approval.
Huezo's Projects These Loans Fit
Open Floor Plans
Load-bearing walls removed and replaced with a new beam, with drywall and trim matched to the house.
Kitchen And Bath Remodels

Added rooms, glassed-in porches, and primary suite expansions built onto the existing home.
Screened Porches And Decks
Covered porches with wiring and ceiling finishes, and decks set on posts and tied to the house.
Exterior Remodels
New siding, stonework, and curb appeal updates on an existing house.
Detached Garages

What Huezo's Construction Clients Say
Summaries of public reviews on Google and Yelp. The same themes repeat: fast starts, clean job sites, honest pricing, and an owner who stays involved.
A couple who bought a 1970s brick ranch hired Huezo's to remove a load-bearing wall and open the kitchen and family room. They say a crew of four arrived on time, kept the work area clean, set a new beam, and matched the drywall and trim. They went on to add a screened porch and deck and then redo the kitchen, and plan to have Huezo's do their bathrooms next.
David D. · Ranch Remodel · GoogleHiring a company more than two and a half hours from the job site made this homeowner nervous at first. He says the team was honest and clean, and finished a kitchen remodel, addition, and upgrades in under 10 weeks, when other contractors had quoted three months or longer. He calls speed, quality, and integrity the reasons he recommends them.
Stephen H. · Addition & Kitchen · Google and YelpA client who hired Huezo's to build a small home in Virginia says the company was very responsive, got started right away, and that the finished home turned out great.
Dan U. · Small Home Build · GoogleA homeowner who had Huezo's build her home says she is glad she chose them, recommends them fully, and would use them again for the quality of the work.
Suzy S. · New Home · GoogleThis reviewer describes Huezo's as an excellent general contractor that stayed with an old house renovation through every stage and knew the answer to nearly every question.
Robin H. · Older Home Renovation · GoogleAfter her project, one homeowner says you could not tell construction had ever happened, and she recommends them for responsiveness, quality, professionalism, and value.
Liz C. · Home Project · GoogleSave Up To 30% On Real Estate Commissions When You Sell A Home Or Buy Land
Plenty of Huezo's projects come with another transaction attached: a current home to sell before moving into the new one, or rural acreage to buy first. Qualified borrowers can save up to 30% on real estate commissions on those transactions through our participating agent network in all 50 states, applied as a closing cost credit or toward a rate buy-down.
Selling Your Current Home
Moving into a new custom home usually means selling the one you live in now, and part of that commission can stay with you.
Buying Agent-Listed Land
Buying a lot or acreage in Buckingham, Nelson, or Appomattox County listed with an agent? The savings apply to that purchase too.
Credit Or Rate Buy-Down
Take the savings as a credit toward closing costs or put it toward a lower rate. Bobby can run both and show which helps more.
What this covers and what it does not. The benefit applies only to agent-represented transactions: selling an existing home, buying an existing listed home, or buying land listed with an agent. It does not apply to a home built by Huezo's Construction. A build contract is a direct agreement with the builder, with no listing agent and no commission involved.
No money changes hands between us and the agents in either direction. We do not pay them, they do not pay us, and we earn nothing when a borrower uses one. Paying or receiving fees for referrals of federally related mortgage loans is prohibited by law, and we do not do it.
Commission savings are available to qualified borrowers through a participating real estate agent network, subject to agent availability, program terms, and applicable state law. Savings apply to the fee received by the participating brokerage representing the borrower and are applied toward closing costs or a rate buy-down. Actual savings vary by property, sale price, and agreement. This benefit does not apply to the direct purchase or construction of a new home from a builder. No referral, affiliate, or other fee is paid or received by BuildBuyRefi.com or The Federal Savings Bank in connection with this benefit.

Frequently Asked Questions About Huezo's Construction And Construction Financing In Virginia
The questions Central Virginia homeowners ask most before building, adding on, or remodeling with Huezo's, answered plainly.
Where does Huezo's Construction build?
Huezo's Construction is based in Buckingham, Virginia and serves Buckingham, Lynchburg, Charlottesville, Appomattox, Nelson, Cumberland, Palmyra, and the surrounding Central Virginia area. Projects farther out are considered case by case. Our financing is available in all 50 states, so buyers relocating to Virginia can qualify too.
Can I get 100% financing to build a home with Huezo's Construction?
In qualifying scenarios, yes. Eligible veterans with full entitlement can build with up to 100% VA construction financing and no mortgage insurance. Other borrowers can reach zero down through land equity: land you own, or buy at closing, can be applied toward the down payment and can cover it entirely when the equity is sufficient.
What loan programs can I use with Huezo's Construction?
VA, FHA, Conventional, Jumbo, and ITIN construction are all available, for a primary residence, a second home, or an investment property. Each can be structured as a One-Time Close, our Hybrid Construction Loan, or a Two-Time Close, and 2nd lien construction loans are available for additions, ADUs, and remodels.
Can I finance a room addition or remodel without refinancing my first mortgage?
Yes. Our 2nd Mortgage Construction-to-Permanent loan funds the project during construction and converts to a fixed-rate, closed-end second lien at completion, so your first mortgage keeps its original rate. There is no set maximum; each project is reviewed case by case, subject to credit and available equity.
Can I finance a cabin, tiny home, or ADU built by Huezo's?
Yes, when the home is at least 400 square feet and permanently affixed to the land. It can be financed as a second home, an investment property, or an ADU on land you already own through a 2nd lien. Smaller structures, or ones not on a permanent foundation, are not eligible for a mortgage.
Can decks, patios, stonework, and garages be included in the loan?
Yes, when they are written into the build or remodel contract before closing. A deck, patio, or garage added later can be financed with a 2nd lien or, for qualified borrowers, with the up to $50,000 extra consumer loan. A stand-alone barn is reviewed case by case.
Why does it matter that Huezo's Construction is already a registered builder?
Builder approval is a real step. A lender with no relationship has to collect the builder's financials, run its own review, and onboard the builder before your file can move, and many builders are slow to repeat that for a new lender.
Huezo's is already registered with our bank, so that work is done. The only approval left is yours, which improves and speeds up the closing process.
What credit score do I need for a construction loan?
The minimum is 640 on Conventional and FHA construction programs. Jumbo construction and investment construction carry higher minimums. Bobby Atkisson can review where you stand before you apply, with no credit pull for the eligibility check.
What is the difference between One-Time Close, Hybrid, and Two-Time Close?
A One-Time Close sets the permanent terms at the first closing and converts automatically when the home is done. A Two-Time Close uses two closings, so the permanent rate is set at completion. Our Hybrid Construction Loan prepares both sets of documents upfront, so it feels like one closing with one set of fees, while the permanent rate stays flexible until the home is finished.
Does Huezo's Construction help with design?
Yes. Huezo's says it works with clients from the beginning to draft a custom design for a new home or addition, and helps choose materials, fixtures, and layouts. Settling those choices before closing matters, because work in the signed contract can be financed and work added after closing cannot be added to the construction loan.
