These cannot stand on their own as a 15 or 30 year mortgage, and we do not write chattel loans. Here is the structure that does work.
When we are doing your primary mortgage or construction loan on an eligible certified home, qualified borrowers can access up to *$50,000 in additional funds through our consumer financing, before, at, or after closing. Those funds can go toward a secondary structure on the same property, including a non-certified cabin, a tiny home, or an ADU that is not permanently affixed. This is a standalone consumer loan, capped at $50,000, and it is only available in conjunction with a BuildBuyRefi mortgage loan on the property. It is not rolled into the construction loan, and it does not replace one.
In short: the certified home is the financed primary dwelling and qualifies for the mortgage. The smaller non-certified or non-affixed structure rides alongside it on the consumer side, up to the $50,000 cap, when we hold the primary loan.
A separate note for ADUs that are permanently affixed to land and meet foundation and size requirements: those are eligible as real construction, either folded into the primary build or financed through our 2nd Mortgage Construction-to-Permanent loan covered further down. The consumer financing path above is specifically for the non-affixed or non-certified structures that cannot qualify on their own.
