Up To 100% Financing & *$50K ExtraWhen You Buy From Hercules Mobile Homes of Florida

New manufactured and modular homes from Deer Valley, Homes of Merit, Palm Harbor, and Timber Creek, delivered and set by Hercules' own crew from its family-owned model center in East Palatka. The home, the setup, and the site work, financed in one plan.

How Do You Finance A Manufactured Or Modular Home From Hercules Mobile Homes of Florida?

A new Hercules home set on land you own, or land you buy at closing, is financed with a construction loan that converts to a permanent mortgage. The home, the foundation, the setup, and the site improvements written into the Hercules contract can all be covered by the same loan, and qualified buyers can access up to 100% financing on eligible programs.

The dealer approval is already behind you. Dealers who are asked to work with a lender they do not know have to send financial documents, take approval calls, and learn a new draw process, and they rarely hurry through it. Hercules is already registered with our bank, so the only approval still open is yours, which improves and speeds up the closing process.

Hercules Mobile Homes of Florida is a family-owned manufactured and modular home dealership at 311 US-17 South in East Palatka, in Putnam County. The team reports a combined 135 years in the industry, and one of the owners and one of the salespeople are veterans.

What separates Hercules from a lot that only writes the sales order is the work after the sale. Hercules has its own crew that sets the home, it helps buyers through permitting, and it arranges the land improvements a rural lot needs before a home can go on it. For the buyer, that means fewer outside parties to coordinate, and for the loan, it means the site work can be in one contract from the start.

Hercules buyers work directly with Victor Chan, Top Rated® Mortgage Banker, NMLS ID# 2121944, BuildBuyRefi.com, powered by The Federal Savings Bank, for eligibility, loan structure, and closing.Manufactured and Modular Construction Specialist  |  Factory Built Home Specialist

A Family-Owned Manufactured And Modular Home Dealer On US-17 In East Palatka

Hercules describes itself as a family business built on faith, family, and country, and its sales approach reflects that: no pressure to buy, and a sales team that stays in contact through the whole purchase. The dealership sits on US-17 just east of the St. Johns River from Palatka, with furnished model homes on the lot so buyers can walk a floor plan before choosing one.

The People Buyers Mention By Name

  • Lou Diehl, Sales. Reviewers describe Lou explaining the difference between manufactured, mobile, and modular homes, walking them through heating, cabinets, appliances, and the foundation, and taking their calls after the sale.
  • Bennie. Reviewers describe Bennie helping them narrow down their options without pressure, in one case a full year before they were ready to buy, and working with Lou to make sure the home was set up right.
  • Sabrina, Scheduling. Reviewers credit Sabrina with keeping the setup contractors on schedule so families could move in as soon as possible.

Hercules also shares a detail most dealers do not: one of its owners and one of its salespeople served in the military. For veteran buyers weighing their VA benefit, that tends to make the first conversation easier.

Hours: Monday, Tuesday, Thursday, and Friday, 8:00 AM to 4:00 PM. Wednesday and Saturday, 9:00 AM to 4:00 PM. Closed Sunday. Appointments after 4:00 PM can be arranged through the office.

Delivery, Setup, Permits, And Site Work

One East Palatka Dealer For The Home, The Setup Crew, And The Land Improvements

A manufactured or modular home is only part of the project. The land has to be ready, the permits have to be issued, and the home has to be delivered and set. Hercules handles more of that than most dealers, and anything in its contract before closing can be part of the construction loan.

Delivery And Setup By Hercules' Own Crew

Hercules keeps a dedicated team that sets the home once it arrives from the factory, so delivery, installation, and setup stay with the dealer that sold the home.

Help With Permitting

Hercules assists buyers with the permitting process, which varies across the five counties it serves and is one of the most common places a home project stalls.

Land Improvements

Hercules arranges site improvements for raw or rural land. One Putnam County buyer describes Lou helping with land clearing, a well, septic, and power, and calls the purchase a turnkey experience.

Land And Home Packages

Land And Home Packages From Time To Time

Hercules periodically offers land and home packages that pair a home with a lot. If the home is still to be set, the package is financed as a construction loan. If it is already finished and titled together with the land, it can be financed as a purchase in qualifying scenarios. Ask Hercules what is available.

Not Financed

Home Moving And Used Homes

Hercules also relocates existing homes, including off difficult properties, and its reviews mention that work. We do not finance used mobile homes or the cost of moving a home. Our financing applies to new homes from Hercules set on land the buyer owns.

Site work, utility connections, and setup can be financed only when written into the dealer's contract before closing and supported by the appraisal, subject to program guidelines. Construction draws are released after independent third-party inspections.

The Honest Eligibility Line

What We Can And Cannot Finance On A Hercules Mobile Homes of Florida Home

Knowing the limits before you pick a floor plan saves time. Here is exactly where our financing applies and where it does not.

Mortgage Eligible

What We Can Finance

  • New HUD Code manufactured homes and modular homes from Hercules, permanently affixed to a foundation on land the buyer owns or buys at closing
  • Manufactured homes converted to real property under ALTA 7.1 title standards
  • Delivery, setup, foundation, and site improvements such as clearing, well, septic, and utility connections written into the contract before closing
  • Completed land and home packages titled together as real property
  • Single and multi-section homes of at least 400 square feet that meet program guidelines
  • Primary residences, and second homes in qualifying scenarios
Not Mortgage Eligible

What We Cannot Finance

  • Used or previously owned mobile homes
  • Moving or relocating an existing home, a service Hercules offers but we do not finance
  • Homes placed on land the buyer does not own, including rented or leased lots
  • Manufactured homes as investment or rental properties
  • Self-installed or owner-as-contractor setups
  • Work left out of the contract, which cannot be added to the loan after closing

Every appraisal is completed by an independent appraiser, and we have no influence over the value. Draws are released after independent third-party inspections. If you want a porch, a driveway, or upgraded skirting financed, ask Hercules to put it in the contract before closing.

How A Hercules Home And Construction Loan Come Together, From Model Center To Move-In

Six stages for a new home on your land. Because Hercules sets the home and arranges the site work, most of the moving parts stay with two contacts: Hercules for the home and Victor Chan for the loan.

  1. Check Eligibility With Victor Chan

Victor reviews your credit, income, land, and budget, then tells you whether our Hybrid Construction Loan, One-Time Close, or Two-Time Close fits the plan, before you commit to a floor plan.

  2. Walk The Model Center And Choose A Plan

Tour the furnished models at 311 US-17 South in East Palatka, compare plans from all four manufacturers, and ask Hercules about interior changes the factory can build in.

  3. Plan The Land, Permits, And Site Work

Hercules reviews your property and helps with permitting. Clearing, a well, septic, power, and the foundation are scoped now so they can be written into the contract.

  4. Sign The Contract And Close

The home, setup, and land improvements go into one contract and the loan closes on it, with land equity counted toward the project in qualifying scenarios.

  5. Factory Build, Delivery, And Setup

The home is built in the factory, delivered, and set by Hercules' crew on its permanent foundation. Each draw is released after an independent third-party inspection, and we fund every draw in-house.

  6. Final Inspection And Permanent Loan

Once final inspections clear and the home is titled as real property, the loan moves to its permanent phase, automatically or through a second closing, depending on the structure chosen in step one.

Direct Lender, In-House

Manufactured And Modular Home Construction Loans For Hercules Buyers In Putnam, St. Johns, And Surrounding Counties

BuildBuyRefi.com is powered by The Federal Savings Bank, a federally chartered, FDIC-insured, veteran-owned direct lender licensed in all 50 states, NMLS #411500. The land, the home, the setup, and the permanent mortgage are underwritten together as one plan.

Three Ways To Structure A Construction Loan

Hybrid Construction Loan

Built in-house. Both sets of loan documents are prepared up front, so it closes like a single loan with one set of fees, while the permanent rate stays open until the home is complete. FHA and VA streamline eligible on the permanent loan in qualifying scenarios. A broker or correspondent lender cannot replicate it.

One-Time Close Construction Loan

One application and one closing. The permanent rate is locked at closing, and the loan converts at completion with no re-qualification and no second appraisal.

Two-Time Close Construction Loan

Construction and permanent financing close separately, so the permanent rate is set when the home is finished. We cover the origination fee on the second closing, and FHA and VA borrowers can streamline the permanent loan.

Program Details Hercules Buyers Ask About

  • Up to 100% VA construction financing for eligible veterans through our Hybrid and Two-Time Close, with no monthly mortgage insurance
  • 640 minimum credit score on Conventional and FHA construction programs
  • Land equity applied toward the down payment, or a remaining land balance paid off at closing
  • Second home construction in qualifying scenarios, for buyers who want a place near the St. Johns River or the coast but live elsewhere
  • ITIN construction for qualified primary residence borrowers
  • Jumbo construction up to $4.5 million and investment property construction, available on modular homes but not on manufactured homes

Why A Direct Lender Matters On A Factory-Built Home

A broker passes your file to another lender. A correspondent lender closes the loan and then sells it, and the buyer's rules take over partway through the build. We originate, underwrite, fund, and manage every draw in-house, so the people who approved the loan are the same people releasing money when Hercules sets the home.

No administrative fees on our construction programs. Many broker and correspondent construction loans carry fee layers of $40,000 to $100,000 or more, which can push the loan above what the finished home appraises for. Ask for every fee line by line on any quote you compare.

All programs are subject to credit qualification, property eligibility, and applicable program guidelines. Manufactured homes must be permanently affixed to a foundation on land owned by the borrower at closing and converted to real property. Rates, terms, and availability vary by borrower, property, occupancy, and program, and are not guaranteed. Appraisals are performed by independent licensed appraisers and construction inspections are performed by third-party inspectors. Contact your banker for applicable rates, terms, and conditions.

Exclusive Program

*$50,000

Extra Funds For What The Home Loan Leaves Out

Qualified borrowers can access up to $50,000 in separate, unsecured funds before, at, or after closing, underwritten in-house alongside the mortgage. It does not depend on equity and it does not change loan-to-value. We are not aware of another lender in this space offering it.

How Hercules Buyers Could Use It

Furniture and appliances

The loan covers the home. Furniture, a washer and dryer, and window treatments usually come out of pocket without another source.

A screened porch or deck

In a North Florida summer, a screened porch or a bigger deck is often the first project after the home is set.

Driveway, fencing, and storage

A shell or paved drive, fencing for pets or livestock, or a storage building on acreage in Putnam or Alachua County.

Storm season items

Storm shutters, impact-rated doors, or a standby generator hookup added after the home is set.

Upgrades chosen later

Options passed over when the home was ordered, added once the family is settled in.

Consolidating debt to qualify

Paying down qualifying revolving balances can improve the debt-to-income ratio, which in some scenarios helps a borrower qualify for the home they want.

*Up to $50,000 is available to qualified borrowers and can be applied across our loan programs. This is a separate unsecured consumer loan underwritten in-house at the same time as the mortgage. Proceeds cannot be used for a down payment. Approval, amount, rates, and terms depend on credit qualification and are not guaranteed. Local zoning governs what may be placed on any property. Contact your banker for applicable rates, terms, and conditions.

Save Up To 30% On Real Estate Commissions When You Sell Your Current Home Or Buy Listed Land

A Hercules purchase often comes with a second transaction: a house to sell before moving, or a lot to buy from a seller who listed it with an agent. Qualified borrowers can save up to 30% on real estate commissions on those agent-represented transactions through our participating agent network, applied as a closing cost credit or toward a rate buy-down.

Selling Your Current Home

Moving into a new Hercules home usually means selling the house you live in now. The savings apply to that sale, in Florida or any other state.

Buying Agent-Listed Land

If the lot in Clay, Flagler, or another county is listed with an agent, the network can represent your side of the purchase and the savings apply there.

Credit Or Rate Buy-Down

Use the savings toward closing costs or toward a lower rate. Victor Chan can price both so you can see which helps more.

What this covers and what it does not. The benefit applies only to agent-represented transactions: selling an existing home, buying an existing listed home, or buying land listed with an agent. It does not apply to a new home or a land and home package bought directly from Hercules Mobile Homes of Florida. A home bought from a dealer is a direct purchase with no listing commission to reduce.

No money changes hands between us and the participating agents in either direction. We do not pay them, they do not pay us, and we earn nothing when a borrower uses one. Paying or receiving fees for referrals of federally related mortgage loans is prohibited by law, and we do not do it.

Commission savings are available to qualified borrowers through a participating real estate agent network, subject to agent availability, program terms, and applicable state law. Savings apply to an agent-represented transaction. Actual savings vary by property, sale price, and the agreement reached with the participating agent. This benefit does not apply to the direct purchase of a new home from a builder or dealer. No referral, affiliate, or other fee is paid or received by BuildBuyRefi.com or The Federal Savings Bank in connection with this benefit. Contact your banker for details.

Keep Your First Mortgage Rate

Put A Second Hercules Home On Your Property Without Refinancing Your First Mortgage

Plenty of North Florida homeowners already live on a few acres and want a second home on the same land, for an aging parent, a grown child, or a relative who needs to be nearby. Our 2nd Mortgage Construction-to-Permanent loan is built for that situation.

Many homeowners locked in first mortgage rates between 2.5 and 4.0 percent in 2020 and 2021. A cash-out refinance trades that rate for today's rate on the entire balance, and over time it can cost more than the new home. Our loan funds the project in inspected draws, then converts to a fixed-rate, closed-end second lien at completion. The first mortgage keeps its original rate, and only the new money carries a new one.

Projects It Fits On Property You Own

A Second Home For Family

A new Hercules single or multi-section home, set by Hercules' crew on your acreage, for a parent, an adult child, or extended family.

A Manufactured Or Modular ADU

A compact plan placed as an accessory dwelling unit where your county's zoning allows one.

Garage, Workshop, Or Addition

A detached garage, a workshop, or an addition to your current home, built by a licensed contractor.

We are not aware of another lender offering the 2nd Mortgage Construction structure. It is underwritten, funded, and draw-managed in-house, with the same inspected draws and the same 640 minimum credit score as our other construction programs. The second home must be new; used homes and relocated homes are not eligible. Learn more in our ADU financing guide.

Subject to credit qualification, property eligibility, lien position, available equity, and applicable program guidelines. Rates and terms vary by borrower and property and are not guaranteed. Local zoning and permitting govern what may be placed on any given property. Contact your banker for applicable rates, terms, and conditions.

What Northeast Florida Buyers Say About Hercules Mobile Homes of Florida

The same themes run through Hercules' reviews: patient salespeople who explain the options, a crew with the equipment for hard-to-reach properties, and a team that does what it says. Four of them, summarized in our words.

★★★★★

Steven and his wife first met Bennie about a year before they bought, and he helped point them in the right direction without pushing. They chose a Deer Valley home from the lot, Lou Diehl went over every detail from heating to the foundation, and Sabrina kept the contractors scheduled so they could move in quickly.

Joyce told Lou up front that she would not be building in Florida. He still spent as long as they needed explaining manufactured, mobile, and modular homes, showed them Deer Valley models, and gave them a contact in the state where they planned to buy.

Joyce M., Google review

Sadie needed a manufactured home moved off a property with ditches and narrow roads. She said Hercules showed up with the right equipment, has decades of experience, and made a stressful job easy.

Michael had Hercules move a home on an investment property he owned in St. Augustine. He said they arrived when promised and did exactly what they said they would, and the property sold and closed within 10 days.

Frequently Asked Questions About Hercules Mobile Homes of Florida And Manufactured Home Financing

What buyers in Putnam, St. Johns, Clay, Flagler, and Alachua counties ask most before buying from Hercules, answered plainly.

Where does Hercules Mobile Homes of Florida deliver and set homes?

Hercules' model center is at 311 US-17 South in East Palatka, Florida. The dealership serves buyers in Alachua, Clay, Flagler, Putnam, and St. Johns counties. Our financing is available in all 50 states, so buyers relocating to Northeast Florida can qualify before they move.

Which home brands does Hercules Mobile Homes of Florida sell?

Hercules sells new manufactured and modular homes from Deer Valley Homebuilders, Homes of Merit, Palm Harbor Homes, and Timber Creek Housing. The dealership says it can offer hundreds of floor plans, each of which can be customized.

Can the setup and site work from Hercules be included in my construction loan?

Yes, when it is written into the Hercules contract before closing and supported by the appraisal. That can include delivery, setup, the foundation, and land improvements such as clearing, a well, septic, and utility connections. Work added after closing cannot be financed in the loan.

Does BuildBuyRefi finance used mobile homes or moving a home?

No. We do not finance used or previously owned mobile homes, and we do not finance the cost of moving or relocating a home. Hercules offers home moving as its own service. Our financing applies to new manufactured and modular homes from Hercules set on land the buyer owns.

Why does it matter that Hercules is already registered with BuildBuyRefi?

Dealer approval is a real step. A lender with no relationship has to collect the dealer's documents, run its own review, and set up the dealer before your file can move, and dealers are often slow to repeat that with a new lender.

Hercules is already registered with our bank, so that work is finished. The only approval still open is yours, which improves and speeds up the closing process.

Can I put a new Hercules home on land I already own?

Yes. If you own the land free and clear, its value can reduce or eliminate the cash down payment in qualifying scenarios. If you still owe on it, the balance can be paid off at closing and rolled into the construction loan. Family land has to be deeded into your name before the loan can proceed.

What credit score do I need for manufactured home construction financing?

The minimum is 640 on our Conventional and FHA construction programs. A score at the minimum does not guarantee approval, so Victor Chan can review where you stand before you apply.

Can veterans get 100% financing on a Hercules home?

Eligible veterans may qualify for up to 100% VA construction financing with no monthly mortgage insurance through our Hybrid and Two-Time Close structures, when the home is permanently affixed on land the veteran owns or buys at closing. All terms are subject to credit qualification and program guidelines.

What is the difference between a mobile home, a manufactured home, and a modular home?

"Mobile home" is the older term for factory-built homes made before the federal HUD Code took effect in June 1976. Homes built to the HUD Code since then are manufactured homes, and they must be permanently affixed and converted to real property to be financed with a mortgage. A modular home is built to Florida's building code and is financed the same way as a site-built home. Hercules sells both manufactured and modular homes, so ask which code a specific floor plan is built to.

I already own my home. Can I add a second Hercules home on my land for family?

Yes, in qualifying scenarios. Our 2nd Mortgage Construction-to-Permanent loan finances a new second home, an ADU, or a detached structure on property you own and converts to a fixed-rate, closed-end second lien at completion, leaving your first mortgage and its rate untouched. Local zoning decides whether a second home is allowed on your parcel.

Why Northeast Florida Buyers Choose Hercules Mobile Homes of Florida

Hercules covers more of the project than the sale. Its own crew sets the home, it helps with permits, and it arranges the clearing, well, septic, and power a rural lot needs, which leaves fewer separate contractors for the buyer to manage. Add four manufacturers, a furnished model center, a family-owned team with veterans on staff, and reviews that describe patient, no-pressure salespeople.

On the financing side, the more of that work that lands in one contract, the more of it one loan can cover. Hercules answers the home and site questions. Victor Chan answers the financing questions, and both conversations can happen before you choose a floor plan.
