Get Up To 100% Financing & *$50K ExtraWhen You Buy Or Build With Hartwell Home Mart

New single and double wide manufactured homes from Clayton, Champion, Kabco, Deer Valley, Franklin, Cavco, and more, delivered and set on land you own in Northeast Georgia and Upstate South Carolina. The land and the home can close together in one loan.

How Do You Finance A Manufactured Home From Hartwell Home Mart In Hartwell, GA?

A new manufactured home from Hartwell Home Mart, set on a permanent foundation on land you own or buy at closing, is financed as a construction loan. Hartwell Home Mart is a registered dealer with our bank, and qualified buyers can access up to 100% financing on eligible programs, with the land and the home combined in one plan.

The dealer review is already done. Dealers tend to drag their feet when a buyer shows up with a lender they have never worked with, because it means new financial paperwork, more approval calls, and another lender's draw process to learn. With Hartwell already approved, the only approval left is yours, which improves and speeds up the closing process.

Hartwell Home Mart has sold manufactured homes from its sales lot on Anderson Highway in Hartwell, Georgia since 1999. Hartwell handles permitting, site preparation, the foundation, and setup, so the home and the site work can go into one construction loan, funded in stages and converted to a permanent mortgage when the home is finished.

Hartwell Home Mart, A Hartwell, Georgia Manufactured Home Dealer Since 1999

Greg Parker founded Hartwell Home Mart in 1999 to bring quality, affordable manufactured homes to families in Northeast Georgia and Upstate South Carolina. The dealership reports more than 60 years of combined industry experience across its staff and more than 25 counties served on both sides of the state line.

Each member of the team covers a different part of the purchase:

  • Greg Parker, Owner. Started the company in 1999, and his focus on personal service shaped how it runs.
  • Michelle Morris, General Manager. With Hartwell since the beginning, and a name that comes up often in buyer reviews.
  • Vandala Ballenger, Sales Manager. Helps buyers match a home to their family, land, and budget.
  • Robert Morris, Sales and Project Manager. Handles permitting so the paperwork side of the setup stays on track.
  • Kayla Brouwer, Sales and Service Manager. Coordinates homeowner warranty and service work with the manufacturers and service teams.

Hartwell's Google reviews keep coming back to responsiveness: questions answered fast, calls returned, and contractors who show up. One family wrote that they shopped dealers in Athens and Anderson first, and none matched the service they got from Michelle and the Hartwell team.

A home length rule worth knowing early. Hartwell notes that state transport laws cap home length: homes over a 76-foot box (80 feet with the hitch) must be shortened for South Carolina, and homes over an 80-foot box (84 feet with the hitch) must be shortened for Georgia. Pick the floor plan with your property's state in mind. Floor plans and specifications are listed by Hartwell Home Mart and the manufacturers.

Land And Home Financing

What We Can And Cannot Finance On A Hartwell Home Mart Manufactured Home

Up to 100% land and home financing is available on eligible programs. Land you own counts toward the down payment, a land loan can be paid off at closing, and land you are buying can close with the home. The land has to be titled to you by closing.

Mortgage Eligible

What We Can Finance

  • New manufactured homes from Hartwell, permanently affixed to a foundation on land the buyer owns or buys at closing
  • Homes converted to real property under ALTA 7.1 title standards
  • Single, double, and multi-section homes that meet program size guidelines
  • Site preparation, foundation, setup, and utility work included in Hartwell's contract before closing
  • Primary residences, and second homes in qualifying scenarios
  • A second home placed on acreage you already own, through our 2nd Mortgage Construction loan
Not Mortgage Eligible

What We Cannot Finance

  • Champion park models and cabins. Hartwell sells them, but we do not currently finance park models
  • Homes placed on land the buyer does not own, including rented lots, leased land, and land-lease communities
  • Home-only purchases with no land on the loan
  • Manufactured homes as investment or rental properties
  • Self-installed or owner-as-contractor setups. The home has to be set by the dealer and its contractors
  • Work left out of the contract cannot be added to the loan after closing

The appraisal is completed by an independent appraiser, and we have no influence over the value. If you want the deck, the driveway, or upgraded skirting financed, it belongs in Hartwell's contract before closing.

How Buying A Manufactured Home In Hartwell, GA Works, From The Lot To Move-In

Hartwell handles the home, the permits, and the site work. We handle the loan and every draw.

  1. Check Eligibility With Matt DeCesaro

Before you settle on a floor plan, Matt reviews your credit, income, land, and budget and compares our Hybrid Construction Loan, One-Time Close, and Two-Time Close against your plan.

  2. Tour The Lot And Choose A Home

Walk through homes on the Hartwell sales lot. Vandala and the sales team help match the home to your land and budget.

  3. Land, Permits, And Site Plan

Robert Morris handles permitting with the county. Hartwell plans the site preparation, the foundation, and the setup. The home's length also has to fit Georgia or South Carolina transport rules.

  4. Sign The Contract And Close The Loan

The home, the site work, and the setup go into one contract. The loan closes on that contract, with land equity counted toward the project and any land balance paid off.

  5. Delivery, Set, And Draws

The home is built at the factory, delivered, and set on its foundation. Each draw is released after an independent third-party inspection confirms the work, and we fund every draw in-house.

  6. Final Inspection And Permanent Loan

After final inspections, the home is titled as real property and the loan moves to its permanent phase, automatically or through a second closing, depending on the structure chosen in step one. Kayla Brouwer coordinates any warranty service after you move in.

Direct Lender, In-House

Manufactured Home Construction Loans For Hartwell Buyers In Georgia And South Carolina

BuildBuyRefi.com is powered by The Federal Savings Bank, an FDIC-insured, veteran-owned direct lender licensed in all 50 states, NMLS #411500. We underwrite the land, the home, the site work, and the permanent mortgage as one plan.

Three Ways To Structure The Loan

Hybrid Construction Loan

Built in-house. Both sets of loan documents are prepared upfront, so it runs like a single closing while the permanent rate stays flexible until the home is set and finished. FHA and VA streamline eligible on the permanent loan in qualifying scenarios. Brokers and correspondent lenders cannot offer it.

One-Time Close Construction Loan

Qualify once and close once. The permanent rate is set at closing, and the loan converts at completion with no re-qualification.

Two-Time Close Construction Loan

Separate closings for construction and the permanent loan, so the permanent rate is set at completion on the market at that time. FHA and VA buyers can streamline the permanent loan.

Program Details Hartwell Buyers Ask About

  • Up to 100% VA construction financing for eligible veterans through our Hybrid and Two-Time Close, with no monthly mortgage insurance
  • 640 minimum credit score on Conventional, FHA, and VA construction
  • Interest-only payments available during the construction period on eligible manufactured builds
  • Second home construction for a manufactured home in qualifying scenarios, which most lenders do not offer
  • ITIN construction for qualified primary residence borrowers, at a 680 minimum score
  • Higher loan amounts, including jumbo territory, reviewed case by case
  • Manufactured homes are not eligible for investment property construction

What A Direct Lender Means For Your Hartwell Loan

A broker passes your file to another lender, and a correspondent lender sells your loan after closing. We originate, underwrite, fund, and manage every draw in-house, so the people who approved the loan are the ones releasing money to Hartwell during setup.

No administrative fees on our construction programs. Fee layers of $40,000 to $100,000 or more show up on many broker and correspondent construction loans, and they can push the loan past what the finished home appraises for. Ask for every fee line by line on any quote you compare.

All programs are subject to credit qualification, property eligibility, and applicable program guidelines. Manufactured homes must be permanently affixed to a foundation on land owned by the borrower at closing and converted to real property. Rates, terms, and availability vary by borrower, property, occupancy, and program, and are not guaranteed. Appraisals are performed by independent licensed appraisers and construction inspections are performed by third-party inspectors. Contact your banker for applicable rates, terms, and conditions.

Exclusive Program

*$50,000

Extra Funds For What The Home Contract Leaves Out

Qualified borrowers can access up to $50,000 in separate, unsecured funds before, at, or after closing, underwritten in-house alongside the mortgage. It does not rely on equity and it does not affect loan-to-value. We are not aware of another lender in this space offering it.

How Hartwell Home Mart Buyers Could Use It

Furnishing the new home

A construction loan pays for the home. It does not fill it. Furniture, a washer and dryer, and window treatments add up fast in a new double wide.

Moving and overlap costs

Movers, storage, and the months of carrying your current home while the new one is delivered and set.

Porches, decks, and covered patios

A wraparound porch, a larger deck, or a covered patio added after move-in, once you know how you use the yard.

Driveway, fencing, and outbuildings

Gravel or paved drives, fencing for kids or pets, a storage building, or a carport on rural acreage.

Upgrades decided on later

The options you passed on when the home was ordered, added once the family is settled in.

Consolidating debt to qualify

Paying down qualifying revolving balances can improve the debt-to-income ratio, which in some scenarios helps a borrower qualify for the home they want.

*Up to $50,000 is available to qualified borrowers and can be applied across our loan programs. This is a separate unsecured consumer loan underwritten in-house at the same time as the mortgage. Proceeds cannot be used for a down payment. Approval, amount, rates, and terms depend on credit qualification and are not guaranteed. Contact your banker for applicable rates, terms, and conditions.

Save Up To 30% On Commissions When You Buy Land Or Sell A Home In Georgia Or South Carolina

A Hartwell home often comes with a second transaction: land to buy first, or a current home to sell. Qualified borrowers can save up to 30% on real estate commissions on those agent-represented transactions through our participating agent network, applied as a closing cost credit or toward a rate buy-down. Matt DeCesaro can run both to see which helps more.

What this covers and what it does not. The benefit applies only to transactions represented by an agent: selling an existing home, buying an existing listed home, or buying land listed with an agent. It does not reduce the cost of a new home bought from Hartwell Home Mart. A home bought from a dealer is a direct purchase, with no listing agent and no commission involved.

Commission savings are available to qualified borrowers through a participating real estate agent network, subject to agent availability, program terms, and applicable state law. Savings apply to an agent-represented transaction. Actual savings vary by property, sale price, and the agreement reached with the participating agent. This benefit does not apply to the direct purchase of a new home from a builder or dealer. No referral, affiliate, or other fee is paid or received by BuildBuyRefi.com or The Federal Savings Bank in connection with this benefit. Contact your banker for details.

Keep Your First Mortgage Rate

Add A Second Manufactured Home To Your Georgia Or South Carolina Land Without Refinancing

Some homeowners already own a home on acreage and want a second home on the same land, often for an aging parent or a grown child. Our 2nd Mortgage Construction-to-Permanent loan is built for that.

Many homeowners locked in rates between 2.5 and 4.0 percent in 2020 and 2021, and a cash-out refinance gives that rate up on the whole balance. Our loan funds the project in inspected draws, then converts to a fixed-rate, closed-end second lien at completion. The first mortgage stays at its original rate. Only the new money carries a new rate.

Projects It Fits On Property You Own

A Second Home For Family

A single or double wide from Hartwell for a parent, an adult child, or extended family, set on your acreage.

An ADU On Your Property

A smaller manufactured home placed as an accessory dwelling unit where county zoning allows one.

Garage, Workshop, Or Addition

A detached garage, a workshop, or an addition to the home you live in now, built by a licensed contractor.

We are not aware of another lender offering this structure. Same in-house draws and 640 minimum credit score as our other construction programs. See our ADU financing guide.

Subject to credit qualification, property eligibility, lien position, available equity, and applicable program guidelines. Rates and terms vary by borrower and property and are not guaranteed. Local zoning and permitting govern what may be placed on any given property. Contact your banker for applicable rates, terms, and conditions.

Frequently Asked Questions About Hartwell Home Mart And Manufactured Home Financing

The questions Northeast Georgia and Upstate South Carolina buyers ask most before buying a Hartwell home, answered plainly.

Where does Hartwell Home Mart deliver and set homes?

Hartwell Home Mart serves buyers within about 50 miles of its Hartwell, Georgia sales lot, covering Northeast Georgia and the bordering counties of Upstate South Carolina. The dealership reports serving more than 25 counties.

Can I finance the land and the manufactured home together?

Yes. Our land and home financing combines the land purchase and the home into one plan that closes together. If you already own the land, that equity can reduce or eliminate the cash down payment in qualifying scenarios. If the land still has a loan on it, that balance can be paid off at closing and rolled into the construction loan.

Will BuildBuyRefi finance every home Hartwell Home Mart sells?

We finance new manufactured homes permanently affixed to a foundation on land you own or buy at closing, converted to real property under ALTA 7.1. We do not currently finance park models, homes on rented or leased land, or home-only purchases. Hartwell sells Champion park models and cabins, but those fall outside our current programs.

Can site preparation, the foundation, and setup be included in the loan?

Yes, when that work is in Hartwell's contract before closing. Hartwell handles permitting, site preparation, the foundation, and setup, and those costs can be financed with the home, subject to the independent appraisal and program guidelines. Work added after closing cannot be added to the loan.

Why does it matter that Hartwell Home Mart is already a registered dealer?

A lender with no relationship has to collect the dealer's documents and run its own review before your file can move, and dealers are often slow to repeat that with a new lender.

Hartwell Home Mart is already registered with our bank, so that work is done. The only approval left is yours, which improves and speeds up the closing process.

What credit score do I need to buy a manufactured home with construction financing?

The minimum is 640 on our Conventional, FHA, and VA construction programs, and ITIN construction requires 680. Matt DeCesaro can review where you stand before you apply.

What is the difference between a manufactured home and a modular home?

A manufactured home is built to the federal HUD code and must be permanently affixed and converted to real property to be financed with a mortgage. A modular home is built to state and local building codes and is financed the same way as a site-built home. Ask Hartwell which code a specific floor plan is built to.

I already own my home. Can I add a second manufactured home on my land for a family member?

Yes, in qualifying scenarios. Our 2nd Mortgage Construction-to-Permanent loan finances a second home, an ADU, or a detached structure on property you own and converts to a fixed-rate, closed-end second lien at completion, leaving your first mortgage and its rate untouched. Local zoning determines whether a second home is allowed on your parcel.

After move-in, warranty calls go to a named person who works with the manufacturers. Hartwell answers the home questions and Matt DeCesaro answers the financing questions, before you commit to a floor plan.
